| Chimney Maintenance and Restoration
For decades Deitzel Brothers has been providing maintenance/repair services on deteriorated brick chimneys. Generally, exterior chimney maintenance/repair services consists of pointing, flashing and sealing the chimney top. Our pointing services include grinding all mortar joints to a minimum of one inch and applying mortar that meets ASTM specifications for use in restoration projects involving older bricks. Deitzel Brothers also provides services for restoring brick walls. In addition to pointing, chimneys experience difficulties caused from incorrect flashing. Chimney flashing involves two pieces of metal referred to as “step flashing” and “counter flashing". The step flashing is usually installed correctly but can be the source of water infiltration if it is incorrectly overlapped. The number one flashing issue Deitzel Brothers corrects is the incorrect application of counter flashing. During the last twenty years, even new higher priced homes experience counter flashing installed incorrectly. Counter flashing must be inserted into a brick joint and then sealed with mortar or caulked above the counter flashing. Recently installers have installed counter flashing flat against the chimney and then caulk it, with no effort to insert part of the counter flashing into the mortar joint. Within a short time period, the counter flashing begins to compromise the long-term water tightness of the structure. Without the grinding slot, homeowners often detect water spots on ceilings above fireplaces. This spotting sometimes occurs around the seven to eight year time frame on newly constructed structures as caulk, used in lieu of proper flashing techniques, begins to break down. In some cases, this occurs as early as two to three years after completion of the structure. In many instances, water infiltration leads to significant mold issues in attic areas.
